What is BIM?

Construction companies are coming under increasing pressure in the execution of their construction projects: execution times are getting shorter, quality must be better and better, and budgets are often limited. Moreover, the works do not always go according to plan. This is usually due to fragmentation of the construction process, miscommunication between different partners and increasing technicality. BIM can provide a solution for this. After all, BIM makes it possible to better organize the construction process and collaborate using interchangeable digital building models.

What does BIM stand for ?

By BIM, people usually mean Building Information Modeling (the creation of digital building models) or Building Information Model. This is a digital model, which is a virtual representation of the structure. This involves linking geometry and information. Thus, a structure emerges from different objects, such as a window, a roof and a wall. There is also the addition of associated information such as; technical properties and relationships with other objects.

BIM Levels

Level 0 Document oriented - CAD

Here, coordination is done at the document level.
CAD drawings or calculations in Excels can be examples of this. At this stage, digital objects are not yet applied.

Level 1 Object oriented - 2D-3D

Here it is coordinated with objects.
These can be both 2D and 3D objects. At this level, information (intelligence) is linked. Linking to an ERP or scheduling solution is not happening here yet.

Level 2 Collaboration -BIMs (little BIM)

Here is collaboration within one’s own company.

Different units of an organization work together based on object models built in level 1. This is done file-based.

Applications such as planning (4D) and costing (5D) can be linked at this stage.

Level 3 Integrated, lifecycle - iBIM (Big BIM)

Here it integrates with various organizations outside the own company. This is done through an “Open BIM model”.An example of this is theIndustry Foundation Classes or IFC.

The exchange of information is object based,in which the construction process is fully integrated.

Why BIM

BIM is seen as the way to promote in the future, communication and cooperation between all parties involved in the execution of building construction. It also allows us to anticipate problems in pre-implementation, reducing error margins through “clash detection.”
